Asking for prayer today

Please pray for my family today.

My daughter has an appointment (a female appointment). She has some issues going on that could be serious.

Also, please pray for my family. Our lease is up on the house we are living in at the end of this month, and we literally have no place to go. We need God’s provision and grace in this matter. It’s a unique situation… I can’t afford to pay more than I pay now, and with my credit, I don’t even know if I can secure a place.

    I’m praying, Paul. For your daughter’s health and your housing needs.

    What you are facing regarding losing your home happened to us in 2010. Our credit was ruined due to my husband’s health failing and losing his job, and then I lost my job. Then we missed a payment on our home and we were evicted. We had no money. We thought we were going to have to live in our pickup truck.

    While praying, my husband felt led to search on Craigslist for homes that were advertised as For Sale by Owner. He searched for owner financed, no credit check, and little or no money down, very inexpensive places. He found several.

    We drove long distances to look at these places. Most of them were completely uninhabitable. No floors, huge sections of roof missing, that sort of thing. We were about to give up. Then he found on Craigslist a two bedroom house listed for only $20,000. No credit check, no money down, pay something like $170 a month and pay it completely off in ten years.

    It sounded too good to be true, plus it was a three and a half hour drive away, seven hours round trip. And it was winter, cold, and snowing. I didn’t want to do all that driving for what I was sure would be another unliveable teardown. But my husband said he felt like the Lord was telling him this was the one.

    It was! Moving there was the best thing that happened in our marriage. Our next door neighbors became our best friends. Many wonderful things happened as a result of living there. We paid it off in less than five years. We built up our credit. And in 2018, we sold that house to my husband’s awesome daughter and bought an even better house, using a VA loan.

    VERY IMPORTANT: if you do this, go through a title company! It doesn’t cost that much to have a title company search for mortgages and other liens on the property, and search to be sure the seller actually owns it. Then have the title draw up the contract to the terms that you and the seller have agreed to, and have the signing at the title company with their employees as witnesses. Set it up so that you send your monthly payments to the title company and not directly to the seller. You pay a few dollars a month for this service, but it’s totally worth it to keep from being taken. (It’s a good idea to shop around for a good title company, look online for their reviews, and compare their charges. Title company charges can vary widely. The title company does not have to be in the same town as the house you are buying, but they should be in the same state.)

    It was my idea to go through a title company, because of my background selling real estate in the 1970s and 1980s. The seller wanted us to just sign her contract at her house and pay her direct. I politely explained that I am a little funny, so no thanks, I will pay for a title company. Blame my silliness.

    It’s a good thing we did. The title company found that the seller owed a small mortgage on that property. So the title company paid the monthly mortgage payment out of the payments we sent them, then sent the remainder to the seller. By the time we paid it off, the seller’s lender was paid off too, and we got the deed free and clear. By then, we had done some work on the house and it was worth several times what we paid for it.

    As we learned a couple of years later, the seller of our house also had another house that she sold herself to another family, a couple of blocks away from our house. They did not go through a title company, they just signed her contract and paid her directly. Sadly, as they learned the hard way, she owed a mortgage on that place, too. And she stopped paying it, even while taking their money every month. So the mortgage company foreclosed and they lost their home and all of the money they had paid her.

    Moral of the story: Always go through a state licensed title company when buying real estate.

    I’m praying! I have no doubt that God led us to that darling little house. And I know that God loves you and your family just as much as He loves us!!

    PS to my long comment above: when I said we had no money, I should have said we had very little. A few hundred. But what we had wasn’t nearly enough for the first and last months rent, plus deposit, that is typically required to rent even the dumpiest places, plus our credit was shot, so most landlords wouldn’t have rented to us anyway. Buying a place seems out of the question when you can’t even afford to rent a place. But to a seller desperate to sell, no credit check, little or no money down, owner finance and low price low payments, becomes very doable!

    Paul, my husband and I have been praying daily for your children’s health, your job and a new place to live since you first mentioned these requests in some of your earlier posts. My husband and I pray together every night and we will continue bringing your needs before the Lord.

    I pray that the Lord will grant you the strength and faith to believe that you and your family will overcome by the grace and mercy of the Lord. Amen.

Linda has shared her testimony and she has some valuable advice that I hope will also help you. Remember that God is a provider and He will never let you or your seed beg bread.
